Haydon Breaks Ground on $275M Verrado Marketplace with Advanced Tech

Caroline Raffetto

Phoenix-based general contractor Haydon recently broke ground on the $275 million Verrado Marketplace in Buckeye, Arizona. The 500,000-square-foot retail center will incorporate cutting-edge technology, such as Building Information Modeling (BIM) for design coordination and drone technology for aerial site photography.

Heather Marin, director of operations at Haydon, shared, “We will be using BIM services for topography in addition to clash detection. We will also be using drone technology for aerial photography and progression of the site over the course of the project.”

Haydon’s early involvement in the planning process allowed the team to identify challenges, including supply chain issues and tenant coordination, which helped secure long-lead materials and appropriate trade partners. “Being involved early in the project has allowed us to partner with the client and have a clear understanding of what materials will be long lead so that we could place material orders early while working through the balance of the design,” said Marin.

The Verrado Marketplace will feature over 50 retailers and restaurants, including a 75,000-square-foot luxury theater and entertainment complex with dining, sports-viewing areas, and more. Haydon will incorporate sustainable practices, such as energy-efficient materials, solar power, and water harvesting systems. The project is expected to be completed by late 2026.

“Communication is key,” Marin added. “Working hand in hand with our client and trade partners on deliverables and any challenges that may arise, and constantly communicating our milestone completion dates, will be critical.”
