Strategic Location and Purpose

The industrial hub is situated in a prime location for distribution and logistics, providing convenient access to major transportation routes and supporting businesses that require efficient supply chain operations.

“We are proud to deliver Class A industrial space in the Bozeman valley that will attract new businesses and foster positive economic development throughout the region,” said Mike Magrans, managing partner and chief investment officer at Outlaw Real Estate Partners.

Development Details

The 21.36-acre project will be completed in two phases:

Phase 1: 88,000ft² for Ferguson

  • A warehouse and distribution center to support Ferguson’s growing logistics operations.
  • Office space for Ferguson’s regional administrative needs.
  • A showroom to serve construction and design professionals.

Ferguson’s new facility will enhance supply chain efficiencies and strengthen its ability to meet the needs of local contractors and construction firms.

Phase 2: 125,000ft² of Class A Industrial Space

The second phase of development will offer 125,000ft² of additional Class A industrial space, designed to accommodate either a single tenant or multiple businesses.

  • Phase 2 construction is expected to begin in early 2026, with occupancy targeted for mid-2027.
  • The space will be adaptable for distribution, manufacturing, and logistics companies looking to establish or expand their presence in the region.

Vardaman Construction Appointed as General Contractor

Outlaw Real Estate Partners has selected Vardaman Construction as the general contractor for the project.

  • Vardaman previously completed the FedEx distribution facility on the same road, demonstrating its expertise in delivering large-scale industrial developments.
  • The company is well-versed in handling complex industrial projects, ensuring that the Ferguson facility and future expansion meet high construction standards.
