Lumber's COI Agent Is Now Available on the Procore Agent Marketplace
AI-powered insurance compliance helps general contractors and construction owners catch missing, expired, and insufficient subcontractor coverage before they pay a sub.
Palo Alto, California — October 21, 2026 — Lumber, the all-in-one construction workforce management platform built from the ground up for construction, today announced that its Certificate of Insurance (COI) Agent is officially available on the Procore Agent Marketplace. Construction teams can now add AI-powered COI review to the platform they already use to run their projects.
Hundreds of COIs. Not enough hours.
A general contractor may manage 200 to 300+ active COIs across projects, subcontractors, and vendors. Each certificate has to be checked against the insurance terms in its subcontract, including coverage types, limits, endorsements, and additional insured requirements. Some of those obligations run for years after a project closes out.
Most teams still do this by hand, spending 10 to 15+ hours a week on review, tracking, and follow-up. One expired policy or missing endorsement that slips through can leave the GC and the owner carrying risk they never agreed to.
What the COI Agent does
Lumber's COI Agent reads subcontract agreements and Certificates of Insurance, compares the two, and surfaces the gaps that need a person's attention.
- Contract review. Identifies each subcontract's insurance requirements, including coverage types, limits, endorsements, and additional insured obligations.
- Coverage validation. Checks every COI against the requirements that the subcontract actually sets, not a generic checklist.
- Compliance insights. Gives a clear view of coverage status and flags missing, expired, or insufficient coverage so teams can act fast.
- Renewal monitoring. Tracks policy expirations and renewals across the project lifecycle, including obligations that extend well past completion.
The result: less time chasing paperwork, fewer coverage surprises, and one consistent review standard across every project and subcontractor.
“Construction runs on trust between owners, GCs, and the subs on site. Insurance is part of that trust, and checking it shouldn't eat a week of someone's time," said Shreesha Ramdas, CEO and Co-founder of Lumber. "We built Lumber's AI agents to take on the compliance work that slows contractors down, and the COI Agent is the next step. Bringing it to the Procore Agent Marketplace meets builders where they already work."
“Every GC knows the routine: a stack of certificates, a stack of subcontracts, and nobody with the hours to compare them line by line," said Nigel Coelho, General Manager, Agentic Compliance at Lumber. "The COI Agent does the reading and the cross-checking, so your team spends its time on the exceptions that actually carry risk. It flags the gap. Your people make the call.”
"Construction owners are asking tougher questions about subcontractor coverage, and they want answers before money moves," Coelho added. "Putting the COI Agent on the Procore Agent Marketplace brings that check right into the platform where GCs already manage their projects."
AI-assisted. Human-approved.
Insurance compliance isn't something to hand over to AI unquestioningly. The COI Agent never approves or rejects a subcontractor on its own. It identifies requirements, analyzes coverage, and highlights exceptions. Then the GC, controller, or compliance team reviews the findings and makes the final decision.
Behind the AI is LumberCare, Lumber's support crew of real CPAs and prevailing wage specialists who help contractors manage high-stakes compliance work.
