105K-SF Self-Storage Facility Takes Shape in South River

Construction is moving forward on a major self-storage development in South River, where a three-story, climate-controlled facility totaling 105,500 square feet is now rising along Old Bridge Turnpike.

The project is being developed by CrownPoint Group Inc., which broke ground earlier this month at 696 Old Bridge Turnpike. The site sits at the intersection of Old Bridge Turnpike and Route 18, placing the facility in a highly visible and increasingly dense residential corridor.

Residential Growth Drives Storage Demand

Developers point to rapid residential growth in the surrounding area as the primary driver behind the project. More than 1,000 apartment units are already located near the site, with an additional 218 units currently under development. According to the development team, the surge in nearby housing has created demand for storage capacity that existing facilities have not been able to accommodate.

The new facility is designed to offer climate-controlled storage options, catering to renters seeking secure space for household items, business inventory, and seasonal belongings.

Expansion of CrownPoint’s Self-Storage Portfolio

The South River project represents CrownPoint Group’s second self-storage development in New Jersey. The Parsippany-based firm previously broke ground on a 135,000-square-foot self-storage facility in Newark’s Ironbound neighborhood approximately two years ago.

With the latest project, CrownPoint continues to expand its footprint in the self-storage sector, targeting locations shaped by residential density and limited existing storage infrastructure.

Once completed, the South River facility is expected to serve both longtime residents and new renters drawn to the growing corridor along Route 18, further solidifying self-storage as a key component of mixed-use suburban development across central New Jersey.
