
Amazon has emerged as the first confirmed occupant of Fresno’s Westgate Industrial Center, a large-scale warehouse development that underscores continued demand for logistics and distribution infrastructure across California’s Central Valley.
The project, located near Marks and Nielsen avenues in west Fresno, is expected to deliver more than 800,000 square feet of industrial space and represents one of the region’s most significant warehouse developments currently under construction. The facility is being developed by Scannell Properties and is estimated to involve approximately $100 million in investment.

For construction owners, developers and industrial contractors, Amazon’s commitment provides a strong market signal that demand for strategically located distribution facilities remains resilient despite broader uncertainty in some segments of commercial real estate.
The Westgate development received municipal approval in 2024 after extensive public discussion regarding economic benefits, employment opportunities and the long-term impact of additional industrial growth in west Fresno. The project was initially planned as a larger four-building complex before being refined into a three-building development totaling roughly 833,000 square feet.
Construction activity is advancing, with at least one building reportedly nearing completion. Details regarding Amazon’s specific operations at the site have not yet been disclosed, including how much space the company will occupy or the number of jobs that may ultimately be created.
The Central Valley continues to attract warehouse and distribution investment due to its proximity to major population centers, interstate transportation networks and access to California’s agricultural and consumer markets.
Amazon already maintains a significant presence in Fresno through multiple logistics facilities, including a large fulfillment center and a last-mile delivery operation. The addition of another distribution asset further strengthens the company’s regional supply chain capabilities.

At the same time, the development has faced criticism from some community members concerned about environmental impacts, traffic and the continued concentration of industrial uses in west Fresno. Questions surrounding land use priorities and the balance between logistics development and retail investment have remained part of the broader discussion.
Despite those concerns, construction has continued, positioning the project to become a major industrial asset within Fresno’s commercial real estate market.
