
Central Indiana’s Housing Market Continues to Climb as Builders Respond to Buyer Demand
The housing market in central Indiana continues to prove its resilience, with new data showing a 6% increase in single-family home building permits year-over-year. The latest report from the Builders Association of Greater Indianapolis (BAGI) shows 926 new home permits issued across the nine-county Indianapolis region in June 2025—up from 849 in June 2024.

This steady rise in construction activity points to sustained buyer interest and a housing industry that’s quick to adapt.
“Builders are navigating today’s market with intention — prioritizing smart growth, aligning with evolving buyer needs and responding to larger economic trends,” said Chris Hancock, CEO of BAGI. “Central Indiana continues to attract homebuyers, and we anticipate consistent demand through the end of the year.”
The midyear data paints a broader picture of continued growth in the region’s most active housing submarkets. Hamilton County leads the way, with Westfield issuing a commanding 685 permits between January 1 and June 30. Other cities in the county saw healthy numbers too, including 151 in Carmel, 216 in Fishers, and 293 in Noblesville.
Neighboring Boone County is also experiencing a surge, led by Whitestown with 311 permits—nearly triple the number issued in Zionsville (111) and significantly more than Lebanon (38) and unincorporated areas (11).
Marion County, home to Indianapolis, remains a central player in the market. The city issued 843 permits in the first half of 2025, with the City of Lawrence contributing another 55.
The report from BAGI emphasizes not only the volume but the responsiveness of local builders to market conditions. Developers are adapting home designs and community layouts to meet shifting preferences in a post-pandemic world, including more flexible spaces, energy efficiency, and affordability.

Builders across central Indiana have remained proactive, even amid challenges like material costs, labor shortages, and fluctuating interest rates. Despite national concerns about a potential housing cooldown, the local outlook remains bullish.
“We’re seeing buyers who are motivated and builders who are innovating,” Hancock added. “It’s a good recipe for continued growth, not just this summer but through the end of the year and into 2026.”
