Healthcare developers continue investing in outpatient facilities as demand grows for specialized services delivered outside traditional hospital settings. A new medical office project in New York's Capital Region will expand surgical and specialty care capacity while supporting continued growth of an established healthcare campus.

BBL and Columbia Development have broken ground on 4 Wellness Way, a two-story, 50,000-square-foot medical arts building in Latham, New York.
The project will add new clinical space to the Wellness Way medical campus, supporting expanded outpatient healthcare services for the Capital Region.
Construction marks the next phase of development at the campus as healthcare providers continue increasing access to specialized medical services in outpatient settings.
The facility is planned to include an ambulatory surgery center equipped with four operating rooms. The building will also house orthopedic urgent care and ophthalmology services.
The combination of surgical and specialty care functions is intended to provide patients with expanded access to treatment within a single medical campus while supporting the continued growth of outpatient healthcare delivery.
Outpatient medical facilities remain a growing segment of the healthcare construction market as providers expand ambulatory care and specialty services closer to patients. For construction owners, developers and contractors, projects such as 4 Wellness Way reflect continued investment in medical office buildings and ambulatory surgery centers that require specialized building systems, clinical infrastructure and coordinated project delivery.
