Spanning 152 acres at 5481 W. Jefferson Pike, the project will ultimately deliver 1.8 million square feet of industrial space across 12 buildings. The development is strategically located near Interstate 840, positioning it as a key hub for distribution, manufacturing and logistics operations in the region.

Phased Development Strategy Underway

Construction is currently focused on Phase I, which includes eight buildings totaling approximately 1 million square feet. These initial facilities are scheduled for delivery in the first quarter of 2027, marking the first wave of occupancy for tenants seeking modern industrial space in the Nashville corridor.

Phase II will follow with an additional four buildings totaling 800,000 square feet, completing the full build-out of the business park.

This phased approach allows Hamilton Development to align construction timelines with tenant demand, ensuring flexibility in a market that continues to see strong industrial absorption.

Leasing and Market Positioning

To lead leasing efforts, Hamilton Development has partnered with Cushman & Wakefield, with brokers Hayes McWilliams and Henry Sherer overseeing tenant outreach and deal structuring.

The firm brings extensive experience in marketing large-scale industrial assets, which is expected to accelerate leasing velocity as demand for logistics and distribution space remains robust across Middle Tennessee.
