Tempe's growing demand for multifamily housing moved another step forward as a major high-rise development reached its structural completion, marking progress on one of the city's largest residential construction projects. The milestone advances delivery of hundreds of new apartments in a market where developable land is limited and vertical construction continues to play an increasing role.
Layton Construction has completed the structural steel frame for Astria Tempe, a 27-story mixed-use development that is expected to become the second tallest building in Tempe upon completion.
Located adjacent to Arizona State University, the 521,553-square-foot project will provide 380 multifamily residential units along with resident amenities including a rooftop swimming pool, study areas and a pet walk. The development also includes seven levels of structured parking that will accommodate residents while providing additional parking capacity for nearby businesses.
The topping-out milestone signals the completion of the building's primary structural framework as construction advances toward exterior enclosure and interior finishes.
Astria Tempe is being constructed on a tightly constrained site bordered by neighboring properties and the Arizona State University campus. Limited clearance around the project required specialized construction planning to maintain access and minimize disruption to surrounding businesses and traffic.
To support ongoing site operations, project teams installed an elevated work platform over an adjacent alley, allowing vehicles and pedestrians to continue using the corridor while construction activities progressed overhead.
The project has accumulated more than 356,000 work hours, with approximately 300 workers on site each day during peak construction activities.
Layton Construction expects the development to reach completion in summer 2027.
