LAKEWOOD RANCH, Fla. — National homebuilder Lennar is preparing to break ground this fall on Stillwater, a brand-new gated residential community in the heart of Lakewood Ranch. The 105-home neighborhood will be located off State Road 70 and Bourneside Boulevard, offering a balance of privacy, accessibility, and upscale living.

“Stillwater reflects our ongoing commitment to deliver thoughtfully designed homes in the most desirable locations,” said Michelle Tucker, Lennar division manager for Southwest Florida’s West Charlotte, Sarasota, and Manatee Counties. “With its peaceful, gated setting and proximity to everything Lakewood Ranch has to offer, we’re excited to welcome homebuyers to a community that truly blends comfort, style, and convenience.”
The site is strategically positioned between The Concession to the east and Del Webb at Lakewood Ranch to the west, giving residents easy access to the area’s renowned golf courses, shopping districts, dining venues, and recreation areas.
Two Distinct Home Collections
The Stillwater neighborhood will offer two single-family home styles:
Manor Series
Three floor plans ranging from 2,245 to 2,445 square feet, with three to four bedrooms, two to three bathrooms, and a three-bay garage.
Executive Series

Four additional floor plans ranging from 1,850 to 2,247 square feet, featuring two to three bedrooms and two to three bathrooms.
Sales are set to begin in December, with pricing to be announced later this year. Each home will feature Lennar’s signature Everything’s Included® program, which provides high-end finishes, smart home technology, and energy-efficient features at no extra cost.
Local Impact and Growth
The Manatee County Commission approved the project earlier in 2024, recognizing its potential to meet growing housing demand in one of Florida’s fastest-growing master-planned communities. Lennar already has a significant footprint in the region, serving as the developer for other Lakewood Ranch neighborhoods including Aurora, Lorraine Lakes, and Calusa Country Club.
Founded in 1954, Lennar delivered more than 80,000 homes nationwide in 2024, underscoring its position as one of America’s leading homebuilders. The Stillwater project further reinforces the company’s strategy to expand in high-demand, master-planned markets.
With construction beginning this fall, early interest from prospective buyers is expected to be strong, fueled by Lakewood Ranch’s reputation as one of the top-selling communities in the United States for multiple consecutive years.
