The Nevada State University (NSU) governing board has formally approved a lease agreement that will pave the way for a major new academic hub in North Las Vegas. The decision, made under the Nevada System of Higher Education (NSHE), represents one of the largest recent expansions of the university’s footprint and a significant investment in the region’s growing higher-education needs.

The new NSU building will rise within the “NLV Gateway” development, a mixed-use project positioned at the high-visibility crossroads of Lake Mead Boulevard and Las Vegas Boulevard North. Designed as a three-story, 30,000-square-foot campus facility, the building will anchor the education component of the development and serve as a central access point for students across the North Las Vegas community.
University officials say the site offers strategic advantages, including transit access, proximity to major employers, and integration with nearby residential and commercial growth.
