White Cap, a leading distributor of specialty construction materials, has entered the Northwest Florida market with a newly leased distribution facility near Tallahassee. The company secured a 10-year lease for a single-tenant site located at 221 Commerce Circle in Midway, just outside the city.
The move marks a significant step in the company’s regional growth strategy, as it continues to expand its already extensive network across the state.
Unlike a traditional expansion of an existing local business, this project represents a new market entry, which industry experts say brings greater economic value to the region.
“This project represents a new employer and company entering our area, rather than a relocation or expansion of an existing business,” said John McNeill, principal/broker at NAI Talcor Commercial Real Estate Services. “Because it introduces new economic activity, new jobs, new investment, it is more impactful than an expansion of an existing business.”
The project is expected to generate 10 to 15 new jobs, contributing to local employment and supporting the broader construction supply chain in the area.
The lease has already received industry recognition, earning a CoStar Impact Award for Lease of the Year in Tallahassee. These awards highlight commercial real estate transactions that significantly influence local markets.
Industry judges emphasized the dual impact of the project—introducing both new construction activity and a new company presence in the region.
“New to market company and new construction — both creating new jobs in different sectors,” said Yvonne Baker, executive director of the FSU Real Estate Center.

White Cap has rapidly expanded since its acquisition from HD Supply in 2020. Today, the company operates approximately 500 locations and employs around 11,000 people across North America.
