At $410k, the 1,150-square-foot home shows how Californians can build safer without sacrificing cost

Los Angeles, CA — June 12, 2026 — In the hills of Eagle Rock, Builtech Construction completed Los Angeles’ first known ICF (Insulated Concrete Form)-based ADU built to meet Type I standards, the highest fire-resistance classification under the International Building Code (IBC) and California Building Code (CBC). Located in a high-risk Wildland-Urban Interface (WUI) zone just blocks from the Eaton Fire evacuation area, the 1,150-square-foot home integrates a holistic, whole-home fire-resistant system designed to withstand up to three hours of direct fire exposure. The project marks a milestone in how Californians can approach resilient residential construction before the next disaster strikes.

One of the most notable aspects of the project is the time and labor saved through ICF construction. The entire exterior wall structure was completed in just 10 days with a crew of two to three people, compared with the three or more workers typically required for traditional wood-frame construction. ICF uses lightweight hollow foam blocks – stacked like oversized Lego pieces – that are reinforced with rebar and filled with poured concrete to form solid, non-combustible walls. Beyond fire resistance, ICF walls deliver exceptional soundproofing and thermal insulation. According to the homeowners, even with a major highway nearby, the interior remains nearly silent, with indoor temperatures staying around 70°F while outdoor temperatures reach 100°F.

  • The home uses closed-cell spray insulation, eliminating the need for traditional attic vents that can become ember entry points.
  • Windows feature customized fire-resistant windows with triple-tempered glass and a full fire-resistant screen that maintains high light transparency.
  • The rooftop plumbing vent uses cast iron, a commercial-grade detail rarely seen in residential builds, replacing the standard plastic vent that can melt and open a fire pathway.

All told, the 1,150-square-foot, two-bedroom home was completed at approximately $410,000, comparable to a traditional wood-frame quote in the area, but with a significantly stronger fire-resilience profile.

"Honestly, I was surprised by the price; it came in right around what we were quoted for a regular wood home," said Karl, the homeowner. "But this is concrete and steel. Knowing our family has a home that can stand up to fire and whatever else comes, that peace of mind is priceless. It already feels like a completely different level of security."
