R.D. Olson Advances Affordable Housing Pipeline Across Southern California With LEED-Certified Communities

In collaboration with Related California Properties and the Housing Authority of the City of Los Angeles, R.D. Olson Construction is working on second phase of Rose Hill Courts following the successful opening of phase I in 2023. Spread across 5.24 acres; both properties will be LEED certified with notable features including solar panels, water reclamation and recycling initiatives. As the project is designed to serve large families, it will include a community center, an outdoor playground, and a basketball court, providing ample recreational amenities for all.
The Alcove Phase I (Warner Center) - Woodland Hills – 173 units
Part of the San Fernando Valley’s revitalization, R.D. Olson is constructing a two-phase affordable housing project - The Alcove. The project is part of Warner Center 2035 Plan, which aims to bring more housing, jobs and transit connections to Woodland Hills.
The first phase, which broke ground in 2024 and set to complete this spring, will achieve LEED-certification to align with the area’s goals of climate resilience, air and water quality improvement. It will also allow residents to feel like they are living in a thriving neighborhood through the incorporation of community room, designated exercise area, storage room for 200 bicycles, tot lot playground and common outdoor areas with barbecues. The full project by Meta Housing will be spread across a 2.25-acre lot and is slated to produce 301 units.

Also part of Warner Center’s 2035 Plan, R.D. Olson recently broke ground on De Soto, a 207-unit ground-up housing complex that will serve families and single occupancy residents earning between 30-70% of the Area Median Income (AMI). The project includes elevated courtyards to support community gathering while also incorporating an energy-efficient design that reduces the environmental footprint and lowers utility costs for residents.
Las Flores Apartments – Santa Monica – 73 units

Las Flores Apartments, achieved LEED Platinum status as it is an all-electric building. As the project was built using corrugated metal panels, recyclable materials were incorporated. Its rooftop also contains a 138.84 kW photovoltaic system and 100% EV ready parking spaces. The 94,000 square-foot project was constructed for the Community Corporation of Santa Monica to provide seamless living for families while providing easy access to the city. Las Flores also contains amenities that foster connection including an ocean-view rooftop deck with barbeques, a dedicated second-floor outdoor gardening deck for residents, community room, and a children’s playground.
