Appleton Redevelopment Earns Commercial Real Estate Recognition

Redevelopment of underutilized commercial properties can preserve existing structures while creating new uses that support changing community needs. Fox Commons in downtown Appleton, Wisconsin, has received the 2026 TOBY Award in the Renovated Building category from BOMA Wisconsin following an extensive redevelopment led by Boldt and Dark Horse Development.

The approximately 180,000-square-foot property at 10 E. College Avenue now accommodates Lawrence University, Mosaic Family Health, Prevea Health and other organizations. The mixed-use environment brings educational, healthcare and community functions together within a previously underutilized retail property.

Building Systems Upgraded During Occupied Redevelopment

The redevelopment involved extensive improvements to the existing building infrastructure. Work included a new roof and skylights, updated HVAC and electrical systems, fire and life-safety improvements, elevator upgrades and building envelope enhancements.

Common areas were also renovated, while new amenity spaces were added to support the property's changing uses. Construction and redevelopment activities were carried out while portions of the property remained occupied, requiring coordination around existing tenants and building operations.

The resulting facility provides flexible space for healthcare providers, students, entrepreneurs and residents while retaining the existing downtown structure.

Fox Commons Expands Downtown Community Uses

Beyond building improvements, the redevelopment has introduced additional community-oriented uses to the downtown district. Fox Commons supports student housing, expanded healthcare services, local entrepreneurship and public programming.

A central atrium provides a gathering space for events and activities throughout the year, while public art and community programming have helped activate the property and surrounding downtown area.

Appleton Downtown Inc. previously recognized Fox Commons with its Mike Pfefferle Dreamers & Doers Award for the project's impact on downtown redevelopment.
