The project includes a four-story, 25,600-square-foot addition along the theatre’s south side on Pearl Street. In addition to the primary funding, the state has committed an extra $5 million, bringing further support to a project already backed by $18.5 million in public investment.
The expansion is designed to significantly improve the visitor experience while preserving the theatre’s historic character. Planned upgrades include a new box office, expanded lobby and event spaces, concessions on each level, additional restrooms and critical accessibility features such as three new elevators.
Design elements by Carmina Wood Design will incorporate modern materials like limestone, stainless steel and glass, alongside interior enhancements such as terrazzo flooring, crystal-inspired chandeliers and flexible lounge seating.
“Shea’s is the cornerstone of downtown Buffalo and the Theatre District and is one of New York State’s leading arts institutions,” Governor Hochul said. “By investing in this iconic venue, we’re investing in the future of Buffalo’s cultural and economic vitality by supporting hundreds of jobs, area shops and restaurants. I have a lifelong love of Shea’s and look forward to the improvements which will ensure it remains a welcoming, accessible, and inspiring space for generations to come.”
Shea's Performing Arts Center President and CEO Brian Higgins emphasized the long-term significance of the project.
“Shea's is one of Buffalo's great civic treasures, and there is no greater champion for Buffalo than our Governor, Kathy Hochul. For a century, Shea's has been a place that brings people together, inspires creativity, and serves as an economic engine for downtown buffalo. The Governor's investment is what makes this transformational project possible, supporting local jobs, and ensuring this historic theatre can evolve while preserving its legacy well into the future. Thanks to Governor Hochul's leadership and support, Shea's will be more vibrant, welcoming, and accessible for generations to come.”
The expansion coincides with the theatre’s 100th anniversary and reflects broader efforts to strengthen cultural institutions as economic drivers. The venue currently attracts more than 350,000 visitors annually and plays a central role in Buffalo’s Theatre District.
State agencies contributing to the funding include the New York Power Authority, New York State Council on the Arts, Dormitory Authority of the State of New York and Empire State Development, highlighting a coordinated investment strategy in arts and economic development.
“Today’s groundbreaking marks an exciting milestone not only for the Shea’s Buffalo Theatre, but for the broader Western New York community. Supported by $7.5 million in NYPA funding, this transformational expansion will ensure that the theatre can better serve audiences with improved accessibility, added capacity, and modernized public spaces. As construction begins, NYPA is proud to see this investment move from concept to reality — strengthening a treasured cultural institution, supporting local downtown revitalization, and advancing the economic momentum that benefits the entire region.”
“A landmark institution of Western New York, Shea’s Buffalo Theatre has enriched our state in ways that go far beyond their world-renowned productions: attracting visitors, energizing local businesses, and making New York the ideal place to live. For 100 years, Shea’s has proven that the arts and a robust community go hand in hand, and NYSCA is proud to invest in this expansion. Congratulations to the entire Shea’s Performing Arts team. We all look forward to what you will accomplish in this vibrant next chapter.”
“Governor Hochul’s continued commitment to the arts and cultural institutions across New York State is helping ensure that iconic venues like Shea’s Buffalo Theatre remain vibrant community anchors and powerful drivers of regional economic activity. “Shea’s is one of many architectural gems that are bringing visitors to Buffalo. I applaud Governor Hochul for investing in this legacy of artistic excellence while enhancing the visitor experience for hundreds of thousands of theatregoers annually. Projects like this strengthen our creative economy by attracting theatre lovers to our city, spending money not only on shows, but also dining, lodging and after-show activities. I applaud everyone who is working on this project, creating a jewel to be treasured for generations to come.”

Construction is expected to continue through the end of 2027, with performances at the theatre continuing throughout the build. The project builds on recent upgrades across the campus, including improvements to Shea’s 710 Theatre and infrastructure investments by the City of Buffalo.
The expansion also aligns with broader state initiatives aimed at supporting post-pandemic recovery in the arts sector, including tax credits designed to attract theatrical productions outside New York City.
By enhancing accessibility, increasing capacity and modernizing amenities, the project is expected to strengthen Shea’s role as both a cultural landmark and a key contributor to the regional economy.
As Shea’s Buffalo Theatre enters its second century, the expansion represents a forward-looking investment in both heritage preservation and future growth.
Officials say the project will not only elevate the audience experience but also reinforce Buffalo’s position as a major cultural destination, ensuring the theatre continues to serve as a vibrant hub for arts, tourism and community engagement for decades to come.
