$4M Shady Oaks Retail Center Planned for San Antonio’s Northwest Side

San Antonio’s Northwest Side is set to see a new wave of commercial activity with a $4 million mixed-use retail development planned along Fredericksburg Road, according to state filings. The two-story project, known as Shady Oaks, will bring a combination of retail, dining, and medical services to a growing corridor near Loop 410.

Records from the Texas Department of Licensing and Regulation (TDLR) indicate that construction will begin in spring 2026, with crews scheduled to mobilize on March 2, 2026. The project is expected to be completed by March 2027.

Mixed-Use Hub Targets Growing Northwest San Antonio Corridor

The development will rise at 8246 Fredericksburg Road, where crews have already cleared a formerly gravel-filled lot. Once complete, Shady Oaks will span approximately 34,852 square feet and serve nearby neighborhoods such as Oak Hills and Dreamhill Estates.

Renderings associated with the project show a multi-tenant layout that includes space for coffee shops, yogurt and salad concepts, dental offices, banking services, and other medical providers. The location sits along a heavily trafficked stretch of roadway and is positioned near major employment centers and the UT Health Science Center, which continues to draw both workers and visitors to the area.

Developers appear to be targeting a customer base supported by roughly 30,000 nearby employees and more than a dozen large residential communities, factors that are expected to drive sustained foot traffic once the center opens.

Development Activity Reflects Continued Investment in Area Retail

Public records and on-site signage link the project to Fulcrum Development, a private real estate firm with other holdings along Fredericksburg Road. While representatives for the firm were not immediately available for comment, company materials list a nearby property that appears consistent with the Shady Oaks development.

The project’s architectural and engineering work is being handled by KP+J, a firm with experience in domestic and international developments, including modern residential and mixed-use projects in the U.S. and abroad.

As San Antonio continues to attract new residents and businesses, developments like Shady Oaks highlight how investors are responding to demand for neighborhood-oriented retail and service centers. By the time the project opens, traffic along the Fredericksburg Road corridor is expected to increase further, reinforcing the site’s long-term commercial potential.
