5-Building Medical Office Complex Under Construction in San Tan Valley

PHOENIX – Construction has officially begun on Terraza Medical Village, a five-building health care office complex in San Tan Valley, set to offer a total of 100,000 square feet of medical office space across 12 acres at 40245 N. Gantzel Road, just south of Ocotillo Road.
Kraus-Anderson Construction broke ground on the $45 million project on March 10, with an official groundbreaking ceremony scheduled for August 16, 2025. The complex is located two miles north of Banner Ironwood Medical Center in Queen Creek and serves a rapidly growing population. Approximately 340,000 people live within a 10-mile radius of the site.
“San Tan Valley and the surrounding areas have been some of the fastest growing neighborhoods in the state for the last four years, and there is no sign of it slowing down,” said Jaki Scott, director of operations at Kraus-Anderson’s Phoenix regional office. “The growing demand for medical services is fueling the need for this new facility.”
The first two buildings at Terraza Medical Village are expected to open in May 2026. Tri-City Cardiology, a leading cardiology and vascular care practice based in the East Valley, will be the first tenant to occupy the first floor of Building 3. The practice, which boasts 27 board-certified physicians, is set to provide specialized care to Valley residents.

“All of the space in Terraza Medical Village will be occupied by specialty medical groups with providers and services to take care of Valley residents,” stated Gregg Florentin, CEO of Tri-City Cardiology. “The best part is, in a few years, patients will have an all-encompassing facility with specialists, a pharmacy, a surgical center, rehab partners, and so much more.”
The development is being led by TCCC Real Estate Holding Company, with design services provided by TriArc Design and Architectural Services. The complex is part of a larger effort to meet the growing demand for medical facilities in the rapidly expanding San Tan Valley region.
With healthcare facilities poised to become a central hub for a diverse range of specialty services, Terraza Medical Village aims to not only serve the immediate area but also help alleviate pressure on nearby medical centers. The new space is expected to contribute significantly to the local healthcare infrastructure, improving access for the ever-growing population.
As more healthcare providers move into the complex, Terraza Medical Village is expected to become a vital resource for residents in San Tan Valley and surrounding communities.
