A major multifamily project in Houston has reached a key construction milestone as demand for high-density residential developments continues across the region. General contractor Arch-Con Corporation has completed the structural frame of the Artis Montrose apartment community, marking the topping out of the mixed-use residential project.
Artis Montrose is under construction at 3300 Montrose Boulevard on the site formerly occupied by the neighborhood's well-known "Disco Kroger." Developed by Southeastern and designed by DCS Design, the project will include 330 apartment units within a seven-story, 528,734-square-foot building.
The development consists of five levels of wood-frame residential construction above a two-level cast-in-place concrete parking structure. Residential space totals approximately 361,324 square feet, while the parking podium accounts for roughly 167,410 square feet.
Arch-Con reported that the project has advanced to roof installation after reaching the topping-out milestone.
At the peak of wood-frame construction, the project involved 112 subcontractor companies, including 46 workers focused on framing activities. During completion of the concrete structure, approximately 105 subcontractors were active on site, with crews assigned to concrete and concrete masonry work.
The project team also includes Walter P Moore and Associates as civil engineer, ParkerRodriguez as landscape architect, Focus Design Interiors, CMTA as mechanical, electrical and plumbing engineer, and SK&A as structural engineer.
Upon completion, the community will feature approximately 14,000 square feet of indoor amenity space and a 20,000-square-foot outdoor podium courtyard. Planned amenities include coworking areas, a fitness center, club rooms, a resort-style pool, outdoor kitchens, landscaped gathering areas and a pet spa.
Houston continues to experience investment in multifamily construction as developers pursue projects in established urban neighborhoods. For construction owners and developers, the progress at Artis Montrose demonstrates continued demand for large-scale podium residential construction and highlights the coordination required among contractors, designers and specialty trades to deliver complex mixed-use housing projects.
