ASC Breaks Ground on Athens Senior Community

Caroline Raffetto

ATHENS, Ga. — Active Senior Concepts (ASC) has officially broken ground on Celebration Village Athens, a large-scale senior housing community set to expand high-quality housing options for older adults in Georgia. Located in Athens, roughly 80 miles northeast of Atlanta and home to the University of Georgia, the project will add 377 new units tailored to meet a wide range of lifestyle and care needs for seniors.

Upon completion, Celebration Village Athens will offer a unique mix of housing types designed to help residents age in place, including 96 bungalows, 20 independent living cottages, 70 independent living villas, 96 concierge living apartments, 66 assisted living apartments, and 29 memory care suites.

The community will center around a 30,000-square-foot Celebration Club, which will act as a hub for social activities, dining, and community gatherings, as well as a 4,000-square-foot spa and wellness center designed to help residents stay healthy, active, and connected.

Outdoor amenities will emphasize active living and social connection, with plans for pickleball and bocce ball courts, pavilions with grill stations, fire pits, a putting green, walking trails, community gardens, and a private lake. Residents will also benefit from onsite wellness programs, chef-prepared meals, and a robust calendar of social events that promote community engagement and lifelong learning.

The first phase of the development, which will include spacious three-bedroom bungalows, is on track for completion in 2026.

Celebration Village Athens marks ASC’s fifth Celebration Village community in Georgia, joining locations in Peachtree City, Snellville, Forsyth, and Acworth.

While no formal statement was provided in the announcement, ASC leaders have emphasized in past projects that their Celebration Village communities are designed to help older adults live vibrant, active lives surrounded by supportive services and amenities that meet residents where they are — whether fully independent, needing extra care, or managing memory-related conditions.

The Athens development reflects the broader national trend of purpose-built senior communities offering diverse housing choices and lifestyle amenities in response to America’s rapidly aging population. With more Baby Boomers reaching retirement age every year, developers like ASC are racing to expand modern, flexible housing models that blend resort-style living with healthcare and wellness support.

Celebration Village Athens is expected to attract seniors from Athens and surrounding counties who want to stay close to family and friends while enjoying a maintenance-free lifestyle and rich community life.

More details about sales, leasing, and future hiring for the new property are expected to be announced as construction progresses.
