Balfour Beatty Breaks Ground on Portals IV Luxury Residences

Balfour Beatty has officially broken ground on Portals IV, the latest and final addition to Republic Properties Corporation's renowned Portals Complex at 1301 Maryland Avenue SW in Washington, D.C. This $260 million residential development will conclude the decades-long transformation of a high-profile site overlooking the Tidal Basin and many of the nation’s most iconic landmarks.

Portals IV, also known as 1301, will add 356 luxury residences within a 525,000-square-foot structure, rounding out the Portals Complex, which now totals roughly three million square feet and has a market value of more than $2 billion. The complex already features Class-A office buildings and the high-end Salamander Hotel, and with 1301 joining its sister building 1331, the final phase will fully integrate upscale residential offerings into the mixed-use site.

Designed by WDG Architecture with interiors by Akseizer Design Group, 1301 will offer a suite of elevated amenities, including a rooftop terrace with a pool, sky deck with firepits and grills, piano lounge, coworking areas, game lounge with a sports simulator, dog spa, and fitness center.
