Breckenridge Roundabout Construction on Highway 9 Begins May 11, Bringing Lane Closures and Traffic Delays

BRECKENRIDGE, Colo. — Construction on a new roundabout at the intersection of French Street and Colorado Highway 9 in Breckenridge is scheduled to begin Monday, May 11, with drivers advised to expect lane closures and minor traffic delays through the construction period.

The infrastructure project, located near the North Gold Rush Lot, is tied to a development agreement between the town of Breckenridge and Breckenridge Grand Vacations. Under the agreement, the developer is required to construct the roundabout in connection with the ongoing Independence Townhomes and employee housing developments.

Town officials recently approved the transfer of right-of-way near the intersection to the Colorado Department of Transportation to allow construction to proceed.

During the first week of construction, motorists traveling along Highway 9 should expect a one-lane closure with flaggers directing traffic through the area during daytime hours. After the initial phase, two lanes of traffic are expected to remain open, although drivers should anticipate lane shifts, slower speeds and intermittent delays through the duration of the project.

Traffic Impacts Expected Through October

According to project officials, construction is expected to continue through Oct. 31. Weekly traffic control updates will be provided by Breckenridge Grand Vacations as work progresses.

The roundabout project is a key requirement tied to occupancy approvals for the Independence Townhomes development and nearby workforce housing currently under construction at the East Peak 8 area.

The Independence Townhomes project will feature 16 luxury residences with starting prices reportedly beginning at $3.9 million. Marketing materials for the development indicate that the first homeowners could begin moving into the properties as early as December.

In addition to the luxury residential project, Breckenridge Grand Vacations is also expected to develop 40 workforce housing units known as the Entrada complex near the intersection of Highway 9 and Huron Road. The workforce housing component was included as part of the broader development agreement with the town.

Development Agreement Includes Workforce Housing Commitments

Local officials have increasingly focused on balancing high-end residential growth with workforce housing availability in Summit County, where housing affordability remains a major concern for residents and employees.

As part of the infrastructure work, adjacent landowners along Woods Drive and French Street were also asked to dedicate portions of private property as CDOT right-of-way to support construction of the roundabout.

The project represents another significant transportation and housing-related infrastructure investment in Breckenridge as the town continues to manage growth, tourism traffic and housing demands simultaneously.

Once completed, the roundabout is expected to improve traffic flow and safety at one of the town’s busier intersections while supporting access to nearby residential developments and employee housing projects.
