
A major mixed-use development on Pensacola's downtown waterfront is moving closer to construction, with The Dawson Company and Corporate Contractors Inc. (CCI) advancing plans for the Lot 5 project at Maritime Park. The development is expected to transform one of the city's remaining undeveloped waterfront parcels into a hospitality, residential, and public gathering destination.
The development team is targeting a groundbreaking before the end of 2026 for the waterfront project, which combines hospitality, residential, retail-oriented amenities, and public infrastructure improvements.
Plans call for a Reverb by Hard Rock hotel, Rhythm Lofts multifamily residences, destination dining, wellness facilities, structured parking, and a publicly accessible waterfront plaza. The project is intended to activate the Maritime Park district while creating new residential and visitor accommodations in downtown Pensacola.
Corporate Contractors Inc. is serving as the general contractor alongside developer The Dawson Company.
A key feature of the development is an approximately $24 million investment in a public waterfront portal and plaza designed to accommodate community events, markets, concerts, and other public programming.
According to project estimates released by the development team, construction is expected to generate approximately $171 million in gross domestic product (GDP) contribution and $287 million in total construction-related economic output and employment impact during the building phase.
Once operational, the hospitality component is projected to generate about $38 million in annual economic activity, while the residential portion is expected to support additional long-term spending and downtown activity.
The project is also expected to create construction employment, permanent operational jobs, and expanded opportunities for local businesses serving residents and visitors.
Waterfront redevelopment projects continue to play an important role in downtown revitalization efforts across U.S. cities.
