Adaptive reuse is extending the useful life of a historic Kansas school building through its conversion into senior housing. Cohen-Esrey Development Group (CEDG) transformed the former Washington School in Independence, Kansas, into Washington Historic Residences, a 23-unit apartment community that opened in 2019.

The redevelopment retained significant elements of the 1939 building while introducing updated residential and energy infrastructure.

Historic School Adapted for Senior Housing

Washington School was constructed with New Deal funding in the Art Moderne style, giving the building a distinctive architectural character. The original facility incorporated several features considered modern when it opened, including an intercom system, synchronized clocks and a ramp that allowed students to take bicycles directly into the basement for covered storage.

During the conversion, CEDG retained architectural details that connect the residential community to the building's educational history. Former classrooms still feature original slate chalkboards, built-in cubbies and fireplaces.

The original gymnasium was also repurposed as a community room, providing residents with a shared space while preserving an important portion of the building's former layout.

Solar Installation Adds Energy Efficiency

The redevelopment also incorporated renewable energy into the historic structure. A rooftop installation of 99 solar panels generates approximately 35 kilowatts of power.
