Affordable housing capacity is expanding in Englewood, Colorado, with the completion of Trails at Lehow, an 82-unit residential development located about eight miles south of Denver. The project represents Cohen-Esrey Development Group’s first Low-Income Housing Tax Credit (LIHTC) development in the state.
The development adds income-restricted housing while incorporating resident amenities and apartment features designed to support daily living and community activity.
Trails at Lehow includes 82 affordable housing units along with a range of shared amenities. Residents have access to a fitness center, playground, indoor bike storage, dog washing station, game room and community kitchen.
Individual apartments include in-unit laundry facilities, stainless steel appliances and stone countertops. Many residences also provide views toward Colorado’s Rocky Mountain Front Range.
The combination of residential features and shared spaces provides the development with amenities commonly associated with larger multifamily communities while serving an affordable housing population.
The project establishes a new chapter for Cohen-Esrey Development Group in Colorado through its first LIHTC development in the state. The company’s history in Colorado extends back decades, with founder Bob Esrey noting that a predecessor company managed an apartment property in the state approximately 50 years ago.
Trails at Lehow builds on that historical connection while expanding Cohen-Esrey’s affordable housing development activity in Colorado.
Trails at Lehow adds 82 affordable housing units to the Denver-area market while demonstrating how LIHTC development can combine income-restricted housing with resident-focused amenities and modern apartment features.
For developers and housing stakeholders, the project also reflects continued investment in affordable multifamily housing in communities surrounding major metropolitan areas such as Denver.
