Land development has officially begun at Creekside Cottages, a 304-unit build-to-rent (BTR) community in Opelika, Alabama. Jim Chapman Construction Group (JCCG) has completed clearing and grading for the 67.6-acre site and is moving forward with sewer and stormwater system installation. Curb, gutter, and paving work are slated to begin soon.
“We are keeping up momentum at Creekside Cottages, a community we are pleased to add BTR housing to Opelika,” said Jim Chapman, president of JCCG. “The flexibility of renting, coupled with a full amenity package, makes this community attractive for working professionals seeking low-maintenance living.”
Located at Society Hill Road and Gateway Drive, Creekside Cottages demonstrates JCCG’s expertise in high-quality construction for college town settings. The project marks JCCG’s fourth collaboration with a publicly traded REIT. Vertical construction is expected to begin in the fourth quarter of 2025, with leasing anticipated to start in spring or summer 2026.
“This development reflects our commitment to expanding BTR communities across the Southeastern United States,” Chapman added. “We continue to provide attractive, well-built housing options for modern renters while delivering long-term value for our partners and residents.”
JCCG, licensed in seven states, offers comprehensive construction services, including pre-construction planning, design-build, construction management, and general contracting. Creekside Cottages is expected to become a flagship example of quality, amenity-rich build-to-rent housing in rural Alabama.
