New multifamily housing is moving forward in one of the Cincinnati area's growing suburban markets, adding 220 rental units to the regional pipeline. CRG Residential has broken ground on Union 48, a $50 million apartment community in Hamilton Township, Warren County, Ohio.

The development is planned near the northwest corner of Willow Pond Drive and State Route 48. Construction is underway, with initial leasing targeted for the second quarter of 2027.

220-Unit Multifamily Development

Union 48 will consist of garden-style buildings offering one- and two-bedroom apartments. The Class A community is being developed with a range of residential amenities and private outdoor spaces.

Planned amenities include a heated saltwater pool, pickleball court, dog park and pet spa, 24-hour fitness center, private work lounges, grilling cabana, aqua lounge, sun deck and hammock area.

Individual apartments will also include private balconies or patios.

The location provides connections to regional employment centers through Interstate 71 and is near the Lindner Family Tennis Center, Kings Island and Deerfield Towne Center.

Construction and Leasing Schedule

CRG Residential has committed $50 million to the development, which is now in the construction phase.

The project is expected to begin leasing in the second quarter of 2027, establishing a timeline of less than one year between the targeted start of leasing and the current construction phase.

The development adds new market-rate rental housing to Hamilton Township, where continued suburban growth and rising homeownership costs are contributing to demand for multifamily housing.
