A major hospital redevelopment in Memphis is moving toward construction, creating a large-scale healthcare project with an estimated $900 million investment and thousands of construction-related jobs. Regional One Health has released the design for a new campus that will consolidate and expand several critical medical services.
The project will replace the existing Regional One Health hospital at 877 Jefferson Ave. with a new facility on the former Commercial Appeal site at 495 Union Ave. The development team includes Flintco, Turner Construction, Nickson General Contractors and Fifer & Associates under the Memphis Healthcare Builders venture.
The planned hospital will encompass approximately 600,000 square feet and provide more than 315 patient beds, compared with 300 beds at the existing facility.
The medical program includes trauma and burn care, an expanded emergency department and observation unit, a Women’s and Infants Center, rehabilitation services, oncology treatment and comprehensive imaging. The facility is also planned to include two helipads, a neonatal intensive care unit with private patient rooms, laboratory and pharmacy facilities, and additional support infrastructure.
HDR is serving as the lead project architect. Self + Tucker Architects, brg3s Architects, METICULOUS and Cornerstone are also participating in the design team.
Covalus Allworld, a joint venture between Covalus and Allworld Project Management, is managing the overall development program.
Memphis Healthcare Builders will provide construction management services for the hospital. Flintco and Turner Construction are joined by Memphis-based Nickson General Contractors and Fifer & Associates.
The broader engineering team includes Magnusson Klemencic Associates for structural engineering and Salas O’Brien for mechanical, electrical, plumbing and fire protection services, with Innovative Engineering Services supporting the MEP effort in Memphis.
Shelby County has committed $500 million to the campus modernization initiative. Additional funding is expected from philanthropic and other sources. The county acquired the development site in 2025 for $21 million.
The project received Certificate of Need approval from the Tennessee Health Facilities Commission in 2026, allowing the hospital development to advance.
Construction is scheduled to start in summer 2027, with completion planned for 2030. Project estimates call for approximately 3,600 construction jobs and 2,300 additional jobs associated with the development.
The campus is projected to generate between $694 million and $892 million in economic activity by 2027, along with an estimated $37 million in state tax revenue. A separate economic impact assessment projects the completed development will support approximately 10,000 jobs and $117 million in additional tax revenue.
The Regional One Health project represents a significant healthcare construction program for the Memphis market, combining a new hospital facility with expanded capacity for trauma, burn care, emergency services, cancer treatment, rehabilitation and maternal and infant care.
For contractors and specialty trades, the project also represents a substantial future construction workload, with thousands of anticipated construction jobs and a multi-year delivery schedule beginning in 2027.
