Greystar Appoints Tom Livelli to Lead Asia-Pacific Rental Housing Platform

Growing institutional interest in rental housing across Asia-Pacific is prompting Greystar to strengthen its regional leadership as the residential investment and development market expands. Greystar has appointed Tom Livelli as executive director and head of Asia-Pacific, with responsibility for the company’s regional investment, development and property management platform.

Livelli will be based in Sydney and is scheduled to take up the position in early 2027. He will work with teams across Australia, Japan, China, Singapore and South Korea.

Regional Rental Housing Platform

Greystar entered the Asia-Pacific market in 2017 and has built a regional platform spanning six offices in Tokyo, Sydney, Melbourne, Shanghai, Singapore and Seoul.

As of June 30, 2026, the platform had approximately $3.9 billion in assets under management across more than 11,500 rental units and beds. More than 250 employees support the regional operations.

The platform combines investment, development and property management capabilities across multiple residential markets, giving Greystar a presence in established and emerging rental housing sectors.

Investment Activity Across Asia-Pacific

Greystar has expanded its regional residential portfolio through investments in both conventional rental housing and student accommodation.

In Australia, Greystar completed a A$1.6 billion acquisition of a 5,662-bed student housing portfolio in 2025. The transaction increased the company’s presence in Australia’s student housing sector.

In Japan, Greystar has acquired more than 5,500 rental units across more than 180 properties since entering the market in 2020. The company has also been recycling capital through property dispositions, completing sales across 77 properties representing more than 2,700 homes through the first quarter of 2026.

Leadership and Growth Strategy

Livelli returns to Greystar after previously spending six years building and leading the company’s South America business. During that period, the platform surpassed approximately $800 million in assets under management and completed 19 investments and eight third-party management contracts totaling about 6,000 units.

He also led the establishment of Greystar’s first discretionary commingled fund in Chile and developed institutional investment partnerships. Livelli brings more than 20 years of international experience across real estate investment, development and property management.

His appointment adds regional leadership capacity as Greystar continues evaluating rental housing opportunities across Asia-Pacific markets with different levels of institutional maturity and distinct housing demand characteristics.
