Construction is moving into the structural phase at Hillwood Park Luton, a 16-acre speculative industrial and logistics development in Luton, England. Structural steel erection is now underway following the completion of groundworks and site infrastructure.
The development will deliver 284,575 square feet of industrial and logistics space across eight Grade A units. Hillwood is targeting practical completion in the first quarter of 2027.
Hillwood Park Luton will include eight units ranging from approximately 14,000 to 80,000 square feet. The development is being delivered on a speculative basis, providing modern industrial accommodation intended for logistics and other commercial occupiers.
The project is targeting BREEAM Excellent and EPC A ratings as part of its planned building specification.
Completion of enabling works and on-site infrastructure allowed the project to move into steel-frame construction. The start of structural erection represents a major transition from site preparation to vertical construction.
Glencar is serving as the main contractor on the development. Hillwood said the Luton project represents its third scheme with Glencar, following projects at Crewe 335 and Wigan 100.
The wider project team includes KAM Project Consultants, UMC Architects, Burrows Graham and Cundall.
A steel-signing ceremony was held at the site to mark the start of the structural phase, bringing project representatives together as the building frames begin to take shape.
The project is positioned to serve the logistics market in and around Luton, with access to the M1 motorway and proximity to London Luton Airport. Its location also provides connectivity to London and other major markets in southern England.
For logistics developers and occupiers, transportation access is a key consideration when evaluating industrial facilities, particularly for operations dependent on regional distribution networks and time-sensitive deliveries.
