Denton County is emerging as a major growth corridor for North Texas, with more than 12,000 acres of former ranch land positioned for development and more than $20 billion in potential investment discussed by regional developers and business leaders. The scale of planned residential, commercial and industrial activity is creating new construction opportunities while increasing pressure on infrastructure and long-term planning.
The development outlook was discussed Aug. 26 at the Denton County Growth Summit at the University of North Texas' DATCU Stadium. Hillwood Communities Senior Vice President Andrew Pieper joined other development and planning executives to discuss the region's growth, development pipeline and challenges associated with expanding communities while preserving local character.
Denton County's development pipeline includes several large master-planned communities that are reshaping the area's residential market.
Hillwood's Landmark development in Denton is among the largest projects. The roughly 3,200-acre mixed-use community is planned to include thousands of single-family homes and apartments, along with commercial space, schools, parks and trails. The project is expected to develop over multiple decades and could add tens of thousands of residents to the city.
Hillwood is also expanding its footprint in Denton County through Lantern, a planned community near Pilot Point. The company purchased about 618 acres for the future development, with current planning calling for approximately 2,000 homes along with retail, apartments, parks and trails.
The broader development pipeline extends beyond residential construction. Industrial and advanced manufacturing projects are also increasing demand for land and infrastructure. MP Materials, for example, selected a 120-acre Northlake site within the AllianceTexas development for a planned $1.25 billion-plus rare earth magnet manufacturing campus.
Rapid development is creating opportunities for contractors, engineers and suppliers, but it also raises questions about transportation, utilities, schools and other infrastructure needed to support new residents and businesses.
At the growth summit, developers and planning professionals emphasized the importance of infrastructure and long-term planning as Denton County transitions from a predominantly rural landscape into a more established component of the Dallas-Fort Worth region.
The county's geography and access to major transportation corridors have contributed to its appeal for both residential and employment-generating development. As more projects move forward, owners and developers will need to account for infrastructure capacity, entitlement requirements, construction phasing and coordination with municipalities.
Preservation is another consideration. Developers involved in the region's growth have emphasized understanding the history and natural characteristics of former ranch properties before determining how new communities should be planned.
Denton County's development pipeline illustrates how large-scale master-planned communities, industrial investment and population growth can reinforce one another and generate construction demand across multiple asset classes.
For contractors and developers, the region presents opportunities in residential construction, commercial development, infrastructure, industrial facilities and public projects. For owners and municipalities, the pace of growth highlights the importance of coordinating development with transportation, utilities, schools and community priorities.
