
Industrial developers continue expanding speculative logistics capacity in North Texas as demand remains active for large-scale distribution and manufacturing facilities tied to multimodal freight infrastructure.
Hillwood announced construction has begun on Alliance Westport 16, a 1,214,969-square-foot speculative industrial building within the AllianceTexas development in Fort Worth.
Alliance Westport 16 will be constructed within the Alliance Logistics District, an industrial area anchored by BNSF’s Alliance Intermodal Facility and connected to regional highway, rail and air cargo infrastructure.
The project is scheduled for completion in July 2027.
According to Hillwood, the development expands the company’s current industrial pipeline at AllianceTexas to approximately 8.2 million square feet either under construction or in design phases.
The facility is planned with a 40-foot clear height, 620-foot building depth, 60-foot loading bays and parking capacity for up to 504 trailers through future expansion.
Additional project specifications include 3,000 amps of electrical power capacity, 190-foot truck courts and the ability to support multiple loading configurations.
The development is intended to support logistics and advanced manufacturing operations requiring direct access to multimodal transportation infrastructure.
A private bridge connecting the site to BNSF’s Alliance Intermodal Facility is currently under construction and is expected to be completed in early 2027.
Hillwood stated the project is also being designed to accommodate autonomous and semi-autonomous freight movement operations along an enhanced heavy-haul transportation corridor.
The site will provide access to regional cargo infrastructure including Perot Field Fort Worth Alliance Airport, FedEx Ground and Express operations, UPS sorting facilities and the Amazon Air Regional Hub.
GSR Andrade Architects designed the project, while Westwood provided civil engineering services. Hillwood Construction Services will serve as general contractor. Fifth Third Bank arranged project financing.
