A new 64,086-square-foot warehouse and office facility is taking shape in Elmhurst, Illinois, as Krusinski Construction Company begins construction for Saltbox’s first Midwest location. The project will expand Saltbox’s flexible warehousing and workspace network into the Chicago-area market.
The renovated facility will provide infrastructure for a modular wall system designed to accommodate businesses involved in receiving, storing and shipping inventory. The setup is intended to give e-commerce brands and product-based businesses access to flexible warehouse space without the requirements of a traditional industrial lease.
The project also includes improvements to an existing 1,182-square-foot office area. Renovations will update the space while supporting Saltbox’s workplace and branding requirements.
Additional work includes infrastructure upgrades, restroom renovations and improvements to back-of-house areas. The facility will also receive an air purification system and climate-controlled environment to support appropriate storage conditions for tenant products.
The Elmhurst project represents Saltbox’s entry into the Midwest and adds another location to its growing U.S. network. The facility is intended to provide local entrepreneurs and product brands with warehouse space, loading access and shared business infrastructure.
Krusinski is managing construction, with Ryan Lehman serving as senior project manager, Siddy Gupta Katkam as project engineer, Dan Laffey as senior project superintendent and Angie Mojica as project coordinator. Ware Malcomb is serving as project architect.
Construction is scheduled for completion in early November 2026. Once completed, the facility will open to members and begin serving businesses in Elmhurst and the surrounding Chicago market.
The project reflects continued demand for flexible industrial and fulfillment space serving smaller e-commerce and product-based businesses. By combining warehouse areas, office space, loading infrastructure and controlled storage conditions, the Elmhurst facility is being developed around the operational needs of growing brands.
For the construction market, the project also highlights the adaptive reuse of existing industrial space to support new logistics and commercial uses in the Chicago-area market.
