Investment in aging hospitality infrastructure continues as resort owners modernize facilities to improve operations and extend the life of existing assets. Sugar Bowl Resort has launched a $100 million capital improvement program in California's Sierra Nevada, with Level 10 Construction delivering new gondola terminal facilities as part of the resort-wide redevelopment.
The multiyear program upgrades transportation, guest amenities and operational infrastructure across the independently owned ski resort in Norden, California, while preserving the property's historic character.
The modernization program covers improvements throughout the resort, including replacement of the existing gondola system, renovations to the Village Lodge and Main Lodge, expanded snowmaking capabilities, athlete training facilities, forestry restoration and site enhancements.
Approximately $50 million of the investment is allocated to a new eight-passenger gondola system, associated terminal buildings and supporting infrastructure. Additional funding supports renovations to the Village Lodge, upgrades to the Main Lodge and improvements to guest amenities across the property.
Construction is being delivered by multiple contractors. Level 10 Construction is responsible for the gondola terminal facilities, while Doppelmayr USA is installing the new lift system. Dynamic Trades is completing lodge renovations, and Koah Dirtwork is performing terrain park improvements.
Major construction activities are underway during the current summer season, with work advancing on gondola terminal buildings, lodge renovations and site improvements. Resort officials expect the principal infrastructure upgrades to be operational before the start of the 2026-27 ski season, while remaining landscaping and village improvements will continue into the following year.
The project is also supporting regional employment, with several hundred workers participating in construction activities across the resort.
Hospitality owners continue investing in large-scale modernization projects to improve facility performance, replace aging infrastructure and enhance long-term asset value. For contractors and developers, phased resort redevelopment projects require specialized coordination, seasonal construction scheduling and collaboration among multiple trades while maintaining project delivery within limited operating windows.
