
Construction officially kicked off Wednesday for a new luxury residential development by Life Time — the high-end wellness, fitness and lifestyle brand — at the massive PV redevelopment in Phoenix.
The project, called Life Time Living Paradise Valley, will rise next to the upcoming Life Time Paradise Valley athletic country club. When complete, the club will span about 92,000 square feet and is scheduled to open in the first half of 2026.

Javaheri said the brand is responding to a growing demand for health-centered communities.

The new residential tower will include:

327 units, including one-bedrooms, two-bedrooms & penthouses
Resident-exclusive concierge wellness services
Direct access to the fitness club via pedestrian bridge
Residents will enjoy top-tier club amenities including spa services, pickleball courts, community spaces, and aquatic features — all tied directly to Life Time’s fitness lifestyle.
One of the signature highlights: an almost 1.5-acre rooftop beach resort spanning both the apartment building and athletic club’s amenity decks. This area will be open to both building residents and club members.
Every household will receive a signature membership, granting full access to Life Time clubs nationwide.

RED Development is overseeing the project as part of its 100-acre transformation of the former Paradise Valley Mall property. Clayco is serving as the general contractor.

The PV development will put residents steps away from key retail and dining destinations including Whole Foods, Blanco, Flower Child, Federal Pizza and Cala.
Life Time Living Paradise Valley is expected to open in 2027. The athletic club will become the brand’s ninth Valley location, joining:
Biltmore • Glendale • Happy Valley-Peoria • North Scottsdale • Palm Valley • Scottsdale Fashion Square • Tempe and more.
Both the apartment building and fitness club already have online waitlists for interested residents and members.
