
The completion of a 309-unit residential development near downtown Madison adds new multifamily housing capacity to a growing Wisconsin market while combining apartment and townhome construction across an 8.5-acre site. McShane Construction completed The Duncan for Vermilion Development at 1625 Lock Lane.
The development is located near Tenney Park and Lake Mendota, providing residents with access to trails, parks and open spaces.
The Duncan consists of five buildings, including two podium-style apartment buildings and three two-story townhome structures.
The podium buildings contain four stories of wood-frame construction positioned above two-story precast parking garages. The development offers studio and one- through three-bedroom floor plans.
Potter Lawson served as the project's designer. Residential units include energy-efficient appliances, quartz countertops, luxury vinyl tile flooring and in-unit laundry. Certain units also feature double-vanity sinks, private garages, balconies or outdoor patios, as well as views of Lake Mendota, Tenney Park or the Wisconsin State Capitol.
The development includes an indoor and outdoor fitness center, coworking areas with private offices, top-floor sky lounges and resident social spaces.
Outdoor features include two green spaces with sun decks, grills and fire pits, along with community gardens and a dog park.
The project also was designed to comply with several Focus on Energy initiatives, incorporating energy-efficiency considerations into the development.
The Duncan adds 309 residential units to Madison's multifamily housing supply while using a combination of podium apartments and townhomes on a single urban site. The project's mix of housing types, parking structures and shared amenities reflects the range of components contractors must coordinate when delivering large multifamily developments.
For developers and construction stakeholders, completed projects such as The Duncan also demonstrate continued demand for residential development in established markets where proximity to parks, transportation and community amenities can influence project planning and site utilization.
