
Expanding affordable housing remains a priority for many urban markets as developers seek to address housing demand while supporting mixed-use community growth. McShane Construction has secured a contract to build The Overlook at Garson, a new affordable housing development adjacent to the future Atlanta Beltline in Atlanta's South Buckhead neighborhood.
The Overlook at Garson will occupy a 2.94-acre site at 579 Garson Drive NE and include a six-story podium-style building with 130 affordable apartments.
The development will offer studio, one-, two- and three-bedroom units. Residential amenities will include a leasing center, offices, coworking space, conference room, support services, package room, activity space, fitness center and an outdoor amenity deck with seating and grilling areas.
The project also includes 10,300 square feet of commercial space at the Beltline level and a two-level parking structure providing 100 parking spaces.
The development will participate in the ENERGY STAR Multifamily New Construction Program as part of its sustainability strategy.
Smith Dalia Architects is serving as project architect, while Thompson Ehle Company is providing civil engineering services.
Construction is expected to be completed in May 2028. The project marks McShane Construction's third collaboration with Pennrose and follows other multifamily developments currently underway in the Atlanta market.
Affordable housing projects continue to generate opportunities for general contractors, specialty trades and material suppliers while supporting broader urban redevelopment initiatives. Developments located near major transportation and mixed-use corridors, such as the Atlanta Beltline, also reflect ongoing investment in transit-oriented and community-focused construction.
