McShane Construction Company has been selected to build Rivers Crossing, a 52-unit affordable housing development in Portage, Wisconsin, expanding housing supply while creating construction opportunities in the local market.
The project is being developed by repeat client Impact Seven in partnership with Harmony Housing Partners. The development will feature a podium-style building with three stories of wood-frame construction above a one-level underground concrete parking garage.
The 2.12-acre property at 2941 Hunters Trail will include 52 parking spaces. The building exterior will combine masonry and fiber cement board.
The residential mix will include eight one-bedroom units, 32 two-bedroom units and 12 three-bedroom units. Some residences will be designed to accommodate adults with disabilities.
Rivers Crossing will provide approximately 13,000 square feet of resident amenities, including a community room and kitchen, quiet lounge, media room, pet spa, fitness center and storage lockers.
Individual residences will include granite kitchen countertops and in-unit washers and dryers, while select units will feature balconies.
The project is designed to achieve Wisconsin Green Built Homes Zero LEED Low-rise Equivalence certification, incorporating sustainability considerations into the residential development.
Continuum Architects + Planners is serving as architect, while General Engineering Company is the civil engineer.
Construction is expected to reach completion in October 2027.
For developers and contractors, the project illustrates continued demand for affordable multifamily housing and the role of public and private development partnerships in bringing new residential capacity to smaller Wisconsin communities. The wood-frame-over-podium configuration also provides a common approach for balancing residential density, parking requirements and construction costs in multifamily projects.
