Okan Tower Set to Become Florida’s Tallest Skyscraper

A tulip-shaped luxury skyscraper rising in downtown Miami is poised to redefine Florida’s skyline. The Okan Tower, currently under construction, is expected to become the tallest building in the state when it opens in 2027, standing nearly 908 feet tall.

Developed by the Turkish-based Okan Group, the 70-story tower will surpass the Panorama Tower, which has held the title of Florida’s tallest building since 2018 at 868 feet. The building’s distinctive curved form is inspired by the tulip, Turkey’s national flower, giving the tower a striking and symbolic design presence.

The approximately $500 million mixed-use project will feature a 294-room hotel operated by Hilton Hotels & Resorts, 236 condo-hotel units, and 163 luxury “sky residences,” along with a wide range of high-end amenities. Several other supertall projects are also planned for Miami, although federal aviation regulations cap building heights at 1,049 feet.

“That 1,049 is the limit,” Miami Mayor Francis Suarez told the South Florida Sun Sentinel. “All the buildings in Miami are limited by the FAA height restrictions so planes can land safely.”

Miami’s openness to vertical development has played a major role in the city’s growing skyline.

“These guys are paying a lot of money for the parcels,” Suarez said. “The higher you go, the more units you can build and the more money you can make.”

But financial motivations are not the only driver.

“Maybe a little bit of ego,” Suarez said. “I’m sure it’s some of that too.”

Construction on the tower began in 2022 and reached its halfway point in October. Ana Povarchik, a sales executive with Fortune Development Sales, said the building will have a major visual and cultural impact.

“It’s going to transform the skyline of Miami,” Povarchik said. “It’s going to be iconic and recognizable. There is a fascination with tall skyscrapers. Everyone wants to live on the top of the world. So the taller the better.”

One of the tower’s standout features will be what is being marketed as the tallest rooftop pool in the country.

“No other tower has a pool on the 70th floor,” Povarchik said. “It will have 360 degree views of the sunset and sunrise, which is very unique in Miami.”

According to Povarchik, about 62% of the tower’s units have already been pre-sold, with buyers largely coming from South America, as well as New York, Toronto, and Turkey. Condo prices start at $1.25 million, while hotel-condo units begin at $750,000.

As Miami continues to embrace bold, vertical development, Okan Tower is expected to become one of the city’s most recognizable landmarks—and a new symbol of Florida’s growing architectural ambition.
