A major residential development on Chicago’s lakefront is moving into its leasing phase ahead of a planned 2027 completion, adding hundreds of rental units and extensive public and private amenities to the Streeterville area.
The North Tower at 400 Lake Shore Drive will contain 635 apartments across 72 stories. The building is designed by Skidmore, Owings & Merrill and will reach 857 feet.
The residential program is divided into two offerings. The Collection will occupy floors three through 43 with 520 apartments ranging from studios to two-bedroom units. The Residences will span floors 46 through 70 and include 115 one- to four-bedroom apartments.
The development will also include more than 30,000 square feet of resident amenities. Features include a waterfront pool deck, outdoor kitchens, fitness facilities, lounges, meeting areas, private study rooms, guest suites, pet facilities and bicycle storage.
Construction is being led by LR Contracting and BOWA Construction, with completion targeted for March 2027.
The broader development includes approximately 4.5 acres of open space. A public plaza, landscaped pedestrian connections and planned links to the Chicago Riverwalk and Lakefront Trail are intended to integrate the development with the surrounding waterfront.
Founders Way will extend the pedestrian network beneath Lake Shore Drive and connect toward DuSable Park, a planned 3.3-acre green space east of the roadway.
The project will also include ground-floor retail space occupied by Hexe Coffee Co., along with underground parking across three levels and electric vehicle charging infrastructure.
The North Tower adds substantial rental housing capacity to Chicago’s Streeterville neighborhood while combining residential construction with retail, public-space and waterfront improvements.
For developers and construction stakeholders, the project illustrates the scale of mixed-use residential development underway along Chicago’s lakefront, with construction extending beyond the tower itself to include transportation connections, open space, parking and neighborhood amenities.
