
Sabey Data Centers has officially broken ground on the third and final facility at its growing Ashburn, Virginia, campus, a development that will bring significant new capacity to one of the world’s top data center markets.

The newly launched Building A will provide an initial 18 megawatts (MW) of IT load, with the infrastructure in place to scale up to 54MW. The facility is expected to be fully operational by 2026.
“Starting construction on Building A marks a significant milestone for Sabey Data Centers as we continue to expand our presence in Northern Virginia,” said Tim Mirick, president of Sabey Data Centers.
“This development will create significant additional capacity and room for our customers to efficiently and sustainably scale.”

Designed for maximum flexibility, the new facility will support a variety of cooling systems including air-cooled, liquid-cooled, and hybrid environments, and can handle power densities of up to 100kW per rack—well-suited for AI and high-performance computing (HPC) workloads.
Sabey’s Ashburn campus covers 38 acres in Loudoun County, at the heart of Northern Virginia’s “Data Center Alley”, the busiest and most densely concentrated data center hub in the world. The site first came online in 2017 and continues to grow to meet the surging global demand for digital infrastructure.
Once complete, the full Ashburn campus will provide 85MW of total capacity, with Sabey touting an average annualized Power Usage Effectiveness (PUE) of 1.35, indicating a strong commitment to sustainability and energy efficiency.
The new facility also aligns with industry-wide shifts toward next-generation cooling technologies to support denser, more compute-intensive workloads such as generative AI, machine learning, and advanced data analytics.
Sabey Data Centers is part of a joint venture between Sabey Corporation and National Real Estate Advisors. The company now operates over 4 million square feet of data center space across six U.S. locations, including sites in Quincy, Seattle, and East Wenatchee, Washington; New York City; Austin, Texas; and Ashburn, Virginia.
The expansion in Ashburn reinforces Sabey’s growing footprint in the hyperscale and enterprise data market and positions the company to serve large-scale cloud, AI, and government customers with scalable, efficient, and sustainable solutions.
