Demand for high-quality office space continues to shape leasing activity in major U.S. business districts, particularly among organizations seeking modern workplaces with sustainability and employee-focused amenities. Norton Rose Fulbright's decision to expand its space at Skanska's downtown Houston office tower reflects continued tenant investment in premium commercial real estate despite evolving workplace strategies.
Norton Rose Fulbright has increased its leased space at Norton Rose Fulbright Tower by occupying an additional floor, expanding its total footprint to approximately 139,000 square feet. The 28-story Class A office building is located at 1550 Lamar Street on the eastern edge of downtown Houston.
Following the expansion, the tower has reached 63% occupancy and is more than 70% leased. The additional office space is intended to accommodate the firm's operational growth while providing expanded collaborative work areas and workplace amenities.
Skanska said the office tower continues to attract organizations seeking high-performance workplaces. The property holds LEED Platinum, WELL Platinum and WiredScore Platinum certifications, reflecting its focus on sustainability, occupant wellness and digital connectivity.
The building also offers hospitality-oriented amenities, including food and beverage options, fitness and wellness facilities, meeting spaces, rooftop gardens and an event venue known as The Summit. Existing tenants include Boston Consulting Group and Hicks Johnson PLLC, while additional tenants are currently preparing office spaces and new leasing discussions remain active.
Commercial office owners and developers continue to monitor tenant preferences as companies reassess long-term workplace strategies. Expansion by an existing anchor tenant demonstrates ongoing demand for well-located, amenity-rich office properties that support employee collaboration, sustainability goals and talent attraction in competitive urban markets.
