Eleven33 Granite Run Apartments, a project engineered by T&M Associates, has received first-place recognition in the Apartment category of the Philadelphia Business Journal's Best Real Estate Deals awards.

Mixed-Use Redevelopment Completed

Located within the Promenade at Granite Run in Media, Pennsylvania, Eleven33 Granite Run Apartments represents the second and final multifamily phase of the redevelopment of the former Granite Run Mall site.

Developed by BET Investments, the project features 208 apartment units, approximately 23,000 square feet of retail space and a 380-space structured parking garage. The development was designed to create a pedestrian-oriented environment that integrates residential housing with commercial amenities.

Civil Engineering Role

T&M Associates served as the civil engineer for the project, providing engineering services that supported redevelopment of the property and site infrastructure.

The completion of Eleven33 marks the culmination of BET Investments' decade-long redevelopment of the Granite Run property, transforming the former regional shopping mall into a mixed-use destination.

Why It Matters

Redevelopment of underutilized retail properties remains a significant opportunity for owners, developers and contractors as demand for mixed-use communities continues to grow. Projects such as Eleven33 Granite Run demonstrate how civil engineering, residential construction and commercial development can be integrated to repurpose legacy retail sites into higher-density developments that support housing and neighborhood revitalization.
