Retail Component Opens at The Gilmore

The addition of a major grocery tenant marks a key construction and development milestone for The Gilmore, a 35-acre mixed-use project in Gilbert's Southeast Valley.

Thompson Thrift opened the approximately 64,000-square-foot Safeway on Aug. 6. The store is located at the northwest corner of Val Vista Drive and Germann Road, with access to Loop 202.

The broader development is planned to combine grocery, restaurant and retail uses with multifamily housing. Approximately 200,000 square feet of commercial space is planned across the project.

Multifamily Construction and Site Features

The Gilmore also includes 300 apartment homes through The Residences at The Gilmore. The residential development includes studio, one-, two- and three-bedroom units.

Planned amenities include a swimming pool, fitness center, coworking space, outdoor entertainment areas, resident gathering spaces and a dog park with a pet spa.

The development's site plan incorporates pedestrian walkways, landscaped gathering areas and a Main Street-inspired entrance intended to connect the commercial and residential portions of the property.

Thompson Thrift's Arizona Development Pipeline

The Gilmore is part of Thompson Thrift's broader development activity in Arizona. Other projects identified by the developer include Pointe17 and Refinery at Pointe17 in Phoenix, The Maddox in Buckeye, Stella in San Tan Valley, Southbridge Marketplace in Maricopa, Elliot Tech Center in Mesa and Germann Commerce Center in Queen Creek.

Thompson Thrift said it has invested more than $7.3 billion in communities over its 40-year history and operates across development, construction, leasing and property management.

Why It Matters

The opening of Safeway adds a major grocery component to a mixed-use development that combines retail, restaurants and multifamily housing. For developers and construction stakeholders, The Gilmore illustrates the continued integration of commercial and residential uses within large-scale projects in the growing Southeast Valley market.
