Townhomes Rise Along Swamp Rabbit Trail in Travelers Rest

Caroline Raffetto

TRAVELERS REST, S.C. — Smith Douglas Homes, a Georgia-based builder with a growing footprint across the Southeast, has officially broken ground on Magnolia Trail, a new residential community that will bring 77 townhomes to Lone Cypress Street in Travelers Rest. The groundbreaking took place on September 19, marking the company’s first residential development in South Carolina.

The project’s prime location offers residents direct access to the Prisma Health Swamp Rabbit Trail, a 22-mile greenway that has become a major recreational and economic driver for Greenville County. Magnolia Trail’s townhomes will feature craftsman-style architecture with three bedrooms, two-and-a-half baths, open-concept living spaces, and the choice of one- or two-car garages.

Home prices will start at $259,900 and go up to $294,900, a point that Smith Douglas leaders say provides exceptional value considering the area’s amenities.

“Owning a brand-new townhome with direct trail access and mountain views at this price point is almost unheard of in Greenville County,” said Jamie Brown, marketing manager at Smith Douglas Homes Greenville. “That’s why the interest has already been so strong — Magnolia Trail is truly a one-of-a-kind opportunity.”

Founded in 2008, Smith Douglas Homes has delivered more than 15,000 homes across the Southeast, with operations in Georgia, Alabama, North Carolina, Tennessee, Texas, and now South Carolina. The company is known for building communities that blend affordability with convenience, often located near schools, shopping centers, and outdoor recreation.

“Travelers Rest represents everything we look for in a new community location,” said Chad Tumblin, division president of Smith Douglas Homes Greenville.

Magnolia Trail builds on the momentum Travelers Rest has seen in recent years, as the once-small town continues to attract new residents drawn to its proximity to the Blue Ridge Mountains, thriving Main Street, and outdoor lifestyle opportunities. The addition of a new housing community directly tied to the Swamp Rabbit Trail underscores the town’s appeal as one of Upstate South Carolina’s fastest-growing residential markets.

Smith Douglas Homes expects demand for Magnolia Trail to remain strong, fueled not only by its pricing but also by the growing popularity of Travelers Rest among both young professionals and retirees. With direct trail access, homeowners will be able to walk or bike into downtown Travelers Rest or connect to the larger Greenville area without ever getting in a car.
