Tulfra Advances Self-Storage Project in Jersey City

Tulfra Real Estate has secured construction financing for a new 795-unit self-storage facility in Jersey City, NJ, marking the first phase of a larger project near Liberty State Park. Fulton Bank is providing an undisclosed loan amount for the six-story, 103,500-square-foot facility at 300 Thomas McGovern Drive, with construction now underway. Once completed, the facility will be operated by Public Storage. Michael Klin and Jon Mikula of JLL arranged the financing on behalf of Tulfra Real Estate and its affiliate, TFJ Jersey City LLC. The full project will ultimately encompass 260,000 square feet of space.

In other New Jersey news, Great American Storage, RSG Development, and Stratford Borough Mayor Linda Hall have begun demolition work to clear space for a new 107,100-square-foot self-storage facility in Stratford, NJ. The project, which started on November 20, will feature 814 storage units, including 779 climate-controlled units and 35 drive-up, non-climate-controlled units, at 76 Berlin Road.

Elsewhere, JEM Florida has proposed a self-storage facility in Sarasota County, FL, on a 5.85-acre site at the corner of River Road and East Venice Avenue. A zoning change is required before construction can begin.

In completed projects, U-Haul has opened a self-storage facility in the former Kmart building at 2200 Allentown Road in Lima, OH, after acquiring the 13.4-acre property in 2003. U-Haul also owns the nearby retail shopping center and plans to continue leasing space to tenants. Meanwhile, in Aurora, NE, Jim McHargue has expanded his U-Save Self Storage, growing from 36 units built in 2013 to 90 units.

However, not all storage projects are progressing. In Hopewell Township, NJ, the Zoning Board has rejected an application for a self-storage facility at 130 Washington Crossing Pennington Road, which would have included a two-story, 1,500-square-foot facility with space for vehicle storage. Additionally, development on a planned storage facility at 6 Cambridge Drive in Trumbull, CT, has been temporarily halted. The project was planned to include a 112,000-square-foot, three-story climate-controlled building and several smaller storage buildings.
