Twenty Sixth & 2nd Wynwood Residences Completes Foundation Pour, Marking Major Milestone for Miami's Arts District

Wynwood's next boutique residential landmark just took a significant step forward. Twenty Sixth & 2nd Wynwood Residences, an eight-story development from PMG and LNDMRK Development, has officially completed its foundation pour — a critical construction milestone that keeps the project on track toward its planned Q2 2028 completion.

A Month-Long Pour, Executed in Phases

General contractor John Moriarty & Associates oversaw the foundation work, which unfolded over roughly a month. The process began on June 1st, with the bulk of the concrete going in on June 8th. Crane installation followed the next week, and the pour wrapped by the last week of June — setting the stage for vertical construction to begin.

Wynwood's First Live/Work/Host Concept

Located at 2600 NW 2nd Avenue, in the heart of Miami's arts district, Twenty Sixth & 2nd Wynwood Residences is positioning itself as a new kind of offering for the neighborhood. The building will include 233 fully finished and furnished residences — studios and one-bedrooms, some with spacious dens — and select units will come with dedicated office suites attached.

What sets the project apart, though, is its short-term rental flexibility: owners will be able to host their home and office on Airbnb 365 days a year,* a first for the Wynwood market and a direct response to the area's evolving live/work culture.

Design and Amenities

Architecture comes from Cube 3, with interiors by Cotofana Designs. Beyond the residences, the building will offer more than 32,000 square feet of wellness-focused amenity space, plus 26,000 square feet of ground-floor retail with roughly 475 linear feet of street frontage — a substantial commercial presence along one of Wynwood's key corridors.

Why It Matters for Wynwood

The completed foundation pour is more than a construction checkpoint — it's a signal of continued momentum in a neighborhood that has rapidly transformed from industrial and arts hub into one of Miami's most closely watched mixed-use markets. As more live/work concepts enter the pipeline, Twenty Sixth & 2nd Wynwood Residences aims to set a new template for how residents in the area live, work, and generate income from their homes.

Construction is expected to continue through 2028, with completion targeted for the second quarter of that year.
