MIAMI — Construction has reached a major milestone at One Brickell Riverfront, as crews have officially topped off both condominium towers rising along the Miami River in the heart of Brickell’s financial district.

Development partners Newgard Group and Two Roads Development, alongside general contractor G.T. McDonald, marked the occasion on January 16 with a traditional topping-off ceremony, hoisting an American flag and placing a palm tree atop the LOFTY Brickell tower. The achievement signals continued momentum for one of Brickell’s most prominent riverfront developments.

One Brickell Riverfront consists of two architecturally distinct towers — LOFTY Brickell and The Standard Residences, Brickell — which share a unified podium and occupy a prime site at 99 SW Seventh Street, across from Brickell City Centre. Both towers were designed by Arquitectonica and are advancing months ahead of schedule.

Major Riverfront Development Takes Shape

LOFTY Brickell will rise 44 stories and feature 362 fully furnished residences, while The Standard Residences, Brickell will reach 46 stories and include 422 residences. Together, the towers are redefining residential living along the Miami River, combining luxury amenities with flexible ownership and hospitality-driven design.

Construction is expected to remain on its accelerated timeline, with both towers currently projected for delivery in August 2027.

The topping-off milestone follows the joint venture’s $513 million construction financing secured in late 2025 — one of the largest residential construction loans in South Florida — which enabled the project’s continued progress through its vertical construction phase.

Amenities, Sales Momentum and Market Demand

LOFTY Brickell offers studio, one- and two-bedroom residences, as well as penthouses furnished by INC. Residents will have access to approximately 40,000 square feet of amenities, including a private marina, resort-style pool deck, fitness center, spa, cigar lounge and co-working spaces. The project will also feature a waterfront location of AVRA Estiatorio, the acclaimed New York City-based restaurant, providing a Coastal Greek dining experience on the ground floor.

A limited number of LOFTY Brickell penthouses remain available, with pricing ranging from $2.4 million to $3.5 million. The tower has attracted buyers seeking a five-star lifestyle in Miami’s urban core, supported by a flexible ownership model that allows owners to rent their units on their own terms. Newgard Group and Two Roads Development formed their strategic partnership in November 2024, joining forces to transform one of Brickell’s last undeveloped riverfront sites into a vibrant, integrated residential destination.
