$3.6M Cottonwood Pointe Retail Center Coming to West San Antonio

A new $3.6 million shopping center is under development in San Antonio’s Far Westside, reinforcing the area’s rapid transformation into one of the city’s most commercially active corridors.

Texas-based Sullivan Commercial Realty is spearheading the project, dubbed Cottonwood Pointe Retail Center, which will rise at 5420 Wiseman Boulevard. The location places it just minutes from Alamo Ranch and the recently opened Westover Hills Baptist Hospital.

According to a filing with the Texas Department of Licensing and Regulation (TDLR), construction began in September 2024 and is expected to finish by August 1, 2025. The new plaza will sit on nearly 12 acres of land newly added to Sullivan Commercial Realty’s portfolio.

Pre-leasing is already underway, although the developer hasn’t revealed specific tenants yet. Marketing materials suggest that the center is targeting “quick-service restaurants, coffee shops, and pilates studios,” offering hints about what future visitors might encounter.

An end-cap space featuring a drive-thru is also being offered, signaling that at least one fast-food restaurant will likely be part of the mix. Currently, the area along Wiseman Boulevard lacks convenient food options, a gap this development aims to address.

The retail center’s location was carefully selected due to its visibility and access to nearby amenities. According to the developer, the intersection is the “most prominent intersection within the West Point East subdivision,” situated near Harmony School of Science and Brennan High School. With thousands of new residential units nearby, including the 350-unit Westpointe Oaks complex, the site is positioned for strong foot traffic.

Sullivan Commercial Realty reports that over 276,000 people live within a five-mile radius of the site, with more than 91,000 households in the surrounding area. Additionally, the firm says around 27,000 vehicles travel along that stretch of Wiseman Boulevard daily.

Marketing materials for Cottonwood Pointe emphasize the region’s fast-paced development, noting that “rapid residential and retail growth” is already underway. Just a few minutes from the site, another retail complex is under construction at 2807 Talley Road, with plans to house Fatburger, Roundtable Pizza, and Mr. Liquor.

Though MySA reached out to Sullivan Commercial Realty for comment, the company declined to respond. Still, the filings indicate a continued push to meet the demand created by San Antonio’s expanding suburbs and growing consumer base.

The Cottonwood Pointe Retail Center is yet another sign that the Far Westside’s transformation is accelerating, fueled by both private investment and rising residential density.
