
570 Washington Street Takes Shape as Major Senior Housing Project Advances in Manhattan's West Village
Construction continues to gain momentum at 570 Washington Street, a 17-story residential development rising at the edge of Manhattan’s West Village and Hudson Square neighborhoods. Designed by COOKFOX with SLCE Architects serving as the architect of record, the $179 million project is a collaborative effort by Jonathan Rose Companies, Atlas Capital Group, The Baupost Group, and Zeckendorf Development.

Once complete, 570 Washington Street will feature 175 affordable senior housing units averaging 1,065 square feet each, along with 3,300 square feet of retail space on the ground floor. The building is being developed on a block framed by Clarkson Street to the north, West Houston Street to the south, and 80 Clarkson and West Street to the west.
Since the last construction update in December, when fewer than half the floors were enclosed, crews have made significant progress. Nearly the entire exterior has been outfitted with facade materials. Large glass panels now line the ground-floor frontage, and the sidewalks are in the early stages of being formed. The removal of the tower crane and hoist from the Washington Street side signals a major step forward.
Upper-level terraces have been outfitted with sleek black metal railings, giving shape to the distinctive series of landscaped setbacks that will define the tower’s profile. The architectural design complements the adjacent COOKFOX-designed 80 Clarkson Street complex.
According to COOKFOX, the building is designed to earn LEED Gold certification and meet New York City's Zone Green and Local Law 97 energy efficiency standards. Key sustainability features include stepped green roofs, LED lighting, water-conserving fixtures, and high-performance HVAC systems.
The development’s financing structure includes $80 million in capital from the New York City Department of Housing Preservation and Development, a $60 million Citi Bank construction loan, and a $65.5 million Freddie Forward Permanent Mortgage. Units will be reserved for households earning 50% or less of the area median income.
“This project is about more than housing—it’s about creating stability, dignity, and community for older New Yorkers,” said a spokesperson from Jonathan Rose Companies.
Amenities span 5,600 square feet and are tailored to resident wellbeing. They include a health and wellness center, community room with warming kitchen, fitness room, computer lab and library, and onsite social service offices. Supportive programming and case management will be provided by the Jewish Association Serving the Aging, with Settlement Housing Fund acting as the administrative agent.
A rendering released by COOKFOX shows landscaped terraces stepping down from the tower's setbacks, with the main eastern elevation facing West Houston Street and the building’s entrance visible at street level. The building is a short walk from the Houston Street 1 subway station, offering easy transit access.
The affordable senior housing development marks a growing trend of mission-driven, sustainability-focused construction in Manhattan’s core. With completion expected by December 2026, 570 Washington Street is positioned to become a model for aging-in-place design in one of the city’s most in-demand neighborhoods.
